What are the most common commercial roof problems?
Leaks & Moisture – Certainly all commercial roofs are prone to the damaging effects of leaks or moisture infiltration. As a result, these problems cause mold growth, rotting or other structural issues.
Standing Water/Ponding – Standing water promotes deterioration, which will cause leaks. Similarly, excessive water can cause improper drainage from HVAC units or gutters. Additionally, it increases downward pressure to create leaks.

Coating Properties
A roof coating is a monolithic, fully adhered, fluid applied liquid membrane. Even more, it has elastomeric properties that allows it to stretch and return to their original shape without damage. But, typical roof coating dry film thickness varies widely. Paint film thickness (+/- 3 dry mils) to more than 40 dry mils are common. This means a roof coating actually becomes the top layer of a composite roof membrane and underlying system. Thus, the roof coating is the topmost layer of protection for the system. It receives the impact of sunlight (both infrared and UV), rain, hail and physical damage.
Flexibility
Roof coatings are seamless. When installed correctly, they can solve roof leaks on almost any type of roofing material. Additionally, fluid-applied reflective roof coatings can extend the useful life of nearly every roof type. This is due to it keeping the roof surface cool while providing added protection from the sun and weather.
Field Tests
Roof coatings can add 20 years to the service life of a roof. They also reduce the amount of discarded roofing materials that end up in landfills. The infrared image shows 175°F (79 °C) on the uncoated (black) section of the modified bitumen roof. However, the coated (white) section is 79 °F (26 °C). Above all, field studies have shown that cool roof coatings can lower rooftop temperatures and reduce air conditioning bills.
Silicone Coatings
Silicone roof coatings are a single-component, moisture curing silicone rubber roof coating system. They are designed for use on existing smooth surface and granulated cap sheet, TPO and PVC single-ply membranes, well-adhered existing acrylic coating, concrete, metal, spray polyurethane foam and various other single-ply membrane roofing systems.
Today we have low VOC, high solids silicones that are more environmentally friendly. Furthermore, they follow the strictest environmental codes of California and other highly sensitive areas. This means added benefits from the advantages silicone coatings provide.
Acrylic Coatings
Acrylic roof coatings are better suited for roofs designed with adequate positive drainage. They are less successful on low-slope with obstructions or dead level flat design assemblies.
Primarily acrylic roof coatings work for roofing applications directly over Spray Foam. This acts as a complete roof system assembly. Alternately, apply directly to existing membrane as a maintenance coating. This extends the life cycle of the existing system. The fully adhered seamless membrane exhibits outstanding adhesion, strength, flexibility, and water resistance.
