The Science

Silicone and Acrylic roof coatings contain white pigments. These pigments reflect sunlight by 85% or more and thereby reduce heat-related roof damage. They have been used on flat and low-slope roofs for more than 30 years.

Do not coat asphalt shingles. Adding a coating could cause structural problems and void warranties. Even for flatter roofing, reflective coatings are not for everybody. If your roof is shaded or the crawlspace is well insulated, you may not see significant energy savings. However, protective coatings could still extend the life of the roof.

Similarly, check to see if moisture transmission and vapor drive conditions exist. If so, pay attention to proper coatings choice and application rates. The goal is not to trap moisture within the existing membrane assembly.

To be effective, use a professional qualified contractor. Ensure they apply the coatings according to manufacturer’s instructions. Always install on a clean, dry roof compatible with the particular coating of choice. Additionally, keep the coatings clean to maximize reflectance and minimize damage. As a result, a bi-annual or annual Preventive Maintenance or Service Agreement is always a good idea.

The Investment

First of all, the chosen roof coating should extend the life of your existing roof at least 10 years. Look for CRRC or Energy Star-labeled products. This label indicates products which have long-term test results. Reflective coatings typically cost $.75 cents to $1.50 per square foot. That price is for the higher quality materials at various coverage rates.

Generally, these coatings come with a 10 year, product-only warranty. However, that may change if installed by the qualified local manufacturer-recommended contractor. Additionally, if current roof conditions pre-qualify, a manufacturer’s fully backed warranty for 10yr, 15yr and even 20 years may apply.

Tests at the Lawrence Berkeley National Laboratory show reflective coatings reduce costs for summer cooling by 25 to 67 percent. Not surprisingly, buildings with lightly insulated roofs experience the greatest changes. Uncoated bitumen or tar and dark colored membrane roofing can reach 200 degrees Fahrenheit in the summer. In contrast, using a white reflective coating will keep surface temperatures under 135 degrees.

The Lawrence laboratory tests show that the best products reflect up to 85 percent of solar heat. At the same time, they cause only a 9-degree temperature increase in direct sunlight.
